A new paint job is an investment, so it is natural to ask how long it will last before you need to do it again. The honest answer is “it depends.” The surface, the climate, the quality of the paint and, most of all, the prep work all play a part. Below are realistic lifespans for homes in the Dallas–Fort Worth area, along with what shortens them and how to make your paint last as long as possible.
How long interior paint lasts
- Living rooms, dining rooms and bedrooms: 5 to 10 years.
- Hallways, stairways and kids’ rooms: 3 to 5 years, because of scuffs and frequent cleaning.
- Kitchens and bathrooms: 3 to 5 years, due to steam, grease and humidity.
- Ceilings: 10 years or more, unless there is a leak or smoke staining.
- Trim, doors and cabinets: 5 to 10 years with a durable semi-gloss or enamel.
Interior paint rarely “wears out” the way exterior paint does. More often, it gets marked up, faded near windows or simply looks dated. If you are not sure whether your walls are ready, see the signs your home needs a fresh coat of paint.
How long exterior paint lasts in Texas
- Wood siding: 4 to 7 years.
- Fiber cement (Hardie board): 10 to 15 years.
- Stucco: 5 to 10 years.
- Painted brick: 15 years or more once properly sealed.
- Trim, fascia and doors: 3 to 5 years, since they take the most weather.
- Fences and decks: 2 to 4 years for stain or paint.
North Texas is tough on exterior coatings. Intense UV breaks down paint binders and fades color, especially on south- and west-facing walls. Summer heat followed by sudden cold snaps makes surfaces expand and contract, which cracks paint and caulk. Spring storms and lawn sprinklers keep the bottom of the siding wet. All of that is why the same paint can last noticeably longer in a milder climate.
What makes paint fail early
When a paint job fails in two or three years, the cause is almost always one of these:
- Poor preparation: painting over dirt, chalk, mildew or loose paint. New paint can only stick as well as the layer under it. See should I clean my walls before painting?
- Skipping primer on bare wood, patches or glossy surfaces.
- Cheap paint with less resin and pigment, applied too thin.
- Wrong conditions: painting in direct midday sun, on damp wood, or just before rain or a cold night.
- Moisture problems such as leaks, missing caulk or sprinklers hitting the walls.
- Wrong finish for the room. Flat paint in a kitchen will not stand up to scrubbing.
How to make your paint job last longer
Invest in prep. Washing, scraping, sanding, repairing and caulking are the foundation of a long-lasting finish. Our checklist of things you need to do before painting your exterior covers every step.
Use quality paint and two coats. A premium 100% acrylic exterior paint flexes with temperature changes and holds color far better. Two full coats give you the film thickness the manufacturer’s warranty is based on.
Pick the right sheen. Satin and semi-gloss resist moisture and cleaning better than flat. Learn more in our guide to selecting the perfect paint finish.
Keep it clean. Rinse the exterior once a year and have it professionally power washed every couple of years to remove pollen, dirt and mildew. Inside, wipe walls gently. Will washing your painted walls ruin them? explains how.
Do small touch-ups early. Re-caulk cracks and spot-prime peeling areas as soon as you see them. A small repair every year or two can add several years before a full repaint is needed.
Does lighter or darker paint last longer?
On exteriors, lighter colors generally last longer in Texas. Dark colors absorb more heat, which makes the surface expand more and fade faster, and they show fading sooner. That does not mean you must avoid dark accents. A deep front door or shutters can look great, they just need refreshing more often. For help balancing style and durability, a color consultation is a smart first step.
